You’re thinking of getting a home loan, and already, something’s in your way: you’ve been told that banks want proof of income. You haven’t even completed the form.
But whoever, wherever your source, it didn’t get context about your background. Because you’re in a loan applicant niche of your own. You belong to the “self employed home loans” category. And you’re a remote worker.
If only there were some link you could click that says, “Start here if you work for a foreign client.”
Like everything else in your work-from-home journey, you’re learning the rules as you play the game; this one’s not too different, especially when comparing BDO vs Metrobank vs BPI home loan eligibility requirements.
When banks have varying minimum gross monthly income requirements and a grey area for independent professionals, here’s what you need to know.
How Do Banks Classify Remote Workers in the Philippines: Self-Employed or Employed Abroad?
What Does the Bank Consider Self-Employed for Home Loans?
Banks classify remote workers, a.k.a. Freelancers, a.k.a. independent contractors, based on who pays and how. Regardless of which part of the world your employee’s in. Banks don’t evaluate remote employees the way they do OFWs, which is a prevalent assumption. You’re in a separate track: self-employed.
No withholding tax, paid as an independent contractor, or invoiced-based means all three banks will place you inside that same track.
As For Employed Professionals
Are you in a formal employer-employee relationship? If you are, you’ll have signed a contract saying so prior to onboarding. The foreign company/employer likely issues a Certificate of Employment themselves or through the outsourcing company they’re affiliated with. At its simplest, this puts you in the “Employed” track.
Worth Noting: COEs usually only apply to genuine, formal employment arrangements. As a freelancer, you can technically ask your contractor for a Certificate of Employment.
They can give it to you, complete with signatures and letterheads. And in good faith. But banks may not treat it the same way they would a COE issued to a salaried employee.
A client can write a letter saying you provided services, but that doesn’t automatically make it a true Certificate of Employment. Not in the legal sense.
Self-Employed & Freelance Application Requirement
These financial institutions are often looking for evidence of an employer-employee relationship, and a document with that title won’t pass.
What To Do: Go over your most recent contract or work arrangement. Go over any document you received when your work engagement officially began. Check your emails for any such correspondence.
Another way to verify if you’re “Self-Employed” is whether your income is subject to employer withholding tax.
What Are the Requirements for a Housing Loan in BDO?
You need to show a minimum gross monthly income of ₱50,000 (or its equivalent in USD). That’s the basic requirement. BDO also requires at least 2 consecutive profitable years of self-employment.
“Consecutive?!” Easy lang. “Consecutive” doesn’t mean your income has to be identical every month. Or that incoming pay is on the same date monthly. Freelancers have busy months, while others? Less so. Banks know this.
All they want to see is that you’ve been “consistently in business.” That while self-employed within those two years, you generated a profit.
Qualifies:
- ✅ Freelance VA since March 2024
- ✅ Has been working continuously as a freelancer for two years
- ✅ Filed 2024 and 2025 ITRs showing profitable self-employment
- ✅ Some months earned ₱40,000, others ₱120,000
Doesn’t Qualify (yet):
- ❌ Freelance graphic designer since 2024
- ❌ Hasn’t registered with the BIR or filed any ITRs
- ✅ Earns consistently from overseas clients
Your income doesn’t have to be identical every month. For freelancers, it’s only natural to have busy months and slow months at intervals that aren’t fixed. What BDO wants to see is that you’ve been consistently in business and that, over two consecutive tax years, your self-employment generated a profit.
BDO Housing Loan Requirements For Business Owners
The same 2 consecutive-year requirement applies. Banks want to see that your business has been profitable over two consecutive tax years, even if some months are weaker than others.
Disclaimer: Weak Months Isn’t the Same As “Loss”
If your business lost money sometime in either of those two years, even if it’s doing well now, or since then, your application may be harder to approve.
BDO Interest Rate and Repricing
BDO home loan currently starts at a fixed rate: approximately 6.00% p.a. for the first year. Once that fixed period ends, the rate reprices (is recalculated) to whichever is highest among three benchmarks:
- Latest 1-year Treasury Bill rate plus 4%
- Latest 1-year Bloomberg Valuation Rate plus 3%
- Board rate in effect at the time of repricing
The rate quoted at application is not the rate paid across the life of the loan. Applicants who choose the 1-year fixing period should expect their interest rate to be repriced in the second year.
Since the benchmarks used to calculate the new rate are currently above 6.00%, the repriced rate will likely be higher than the introductory rate.
BDO Loan Terms and Loan-to-Value (How Much You Can Borrow)
Loan terms range from 1 to 20 years, with a minimum loan amount of ₱500,000. BDO finances up to 80% of your property’s appraised value.
Age and Loan Purpose
You must be at least 21 years old when you apply, and your loan must be fully paid by the time you turn 70. You can use the loan to: buy a move-in-ready or pre-selling home, build a house, renovate your existing one, or replace your current home loan with a new one.
For self-employed applicants, here are the required documents for home loan applications:
- Completed BDO Home Loan Application Form
- One valid government-issued ID with photo and signature (Philippine Passport, Driver’s License, SSS ID, or UMID)
- DTI or SEC business registration (documents that confirm your business is formally registered)
- Latest Income Tax Return (BIR Form 1701)

- 6 to 12 months of bank statements showing consistent income flow (not just isolated large deposits)
- Property documents specific to the transaction: the Transfer Certificate of Title or Condominium Certificate of Title, Deed of Absolute Sale or Contract to Sell, latest Real Property Tax receipt, and Tax Declaration
An approval decision takes around 5 to 10 working days for complete submissions. The timeline usually extends due to incomplete self-employed documentation (missing ITRs, unregistered business names).
How to Qualify for a BPI Housing Loan for Self-Employed Applicants?
BPI sets its minimum gross monthly income requirement at ₱40,000 for self-employed applicants. ₱10,000 lower than BDO’s floor. They look at the same two-year self-employment history. Continuous? Higher chances of approval. Intermittent? Not totally hopeless.
BPI’s underwriting looks at whether the business has been operating without significant gaps.
For remote workers, BPI wants evidence that you’ve been consistently working as an independent professional for at least two years. If your records show you’ve continued working, invoicing clients, and earning income over roughly two years, you’re generally on the right track.
Qualifies:
- ✅ Freelance bookkeeper since March 2024
- ✅ Has been working continuously with remote clients for around two years
- ✅ Filed the latest Income Tax Returns and maintained supporting financial records
- ✅ Earns at least ₱40,000 gross monthly, although some months bring in more than others
- ✅ Bank statements consistently reflect declared income
Doesn’t Qualify (yet):
- ❌ Freelance web designer who only started in late 2025
- ❌ Hasn’t filed an Income Tax Return or completed business registration
- ❌ Can’t consistently trace income through bank statements
- ✅ Receives payments from overseas clients
What BPI scrutinizes more closely: whether the declared income can be traced through tax records and bank deposits. Different from BDO’s two consecutive profitable years.
BPI’s 40% Debt Limit
Most people assume banks only care how much you earn. For BPI, the question they put forward (in different words, but basically the same thing): How much of that income is already spoken for? Simply put, how much of your income is tied to credit cards, car loans, personal loans, and other debt.
BPI Loan Terms and Loan-to-Value (How Much You Can Borrow)
If the bank appraises the property at ₱5,000,000, BPI may finance up to 80%, or ₱4,000,000. The remaining amount typically becomes your down payment.

- A completed BPI housing loan application form
- Two valid government-issued IDs
- The latest Income Tax Return
- Audited financial statements
- Business permits or registration specific to the applicant’s business structure
- 6 to 12 months of bank statements, used to verify that declared income matches actual cash flow
BPI accepts self-employed applicants across a fairly wide range of business types: independent contractors, small business owners, and licensed professionals.

What Are Metrobank Home Loan Requirements for Self-Employed Individuals?
For Metrobank, the minimum gross monthly family income requirement is ₱40,000. This number’s been updated from its older requirement of ₱30,000 gross monthly income, or USD 1,000.
However, regarding self-employed applicants, the biggest hurdle isn’t usually the income requirement, but business history: Metrobank expects at least 3 years of profitable operations.
Three years?! That’s one more than the other two big banks. Exactly. Think of it as them wanting you to demonstrate how long you’ve proven you can keep earning.
For a Metrobank home loan, they want a longer track record. They want that assurance that you’ve been able to earn a living from your remote career over a longer period.
Qualifies:
- ✅ Remote executive assistant since January 2023
- ✅ Has been working continuously with overseas clients for at least 3 years
- ✅ Filed Income Tax Returns covering the required period
- ✅ Income remained profitable despite naturally busier and slower months
Doesn’t Qualify (yet):
- ❌ Freelance UX designer since 2024
- ❌ Has only two years of self-employment history
- ✅ Earns more than ₱40,000 per month
Even if your income comfortably exceeds Metrobank’s minimum requirement, you’ll generally still need to meet its 3-year self-employment history before your application can proceed.

- A completed application form
- A valid government-issued ID
- Business registration documents confirming the business is formally registered
- Income documentation, including ITR and financial statements (should cover the required 3-year period)
- Collateral documents for the property being financed
You must be at least 21 years old when you apply. By the time you turn 70, your loan should be fully paid. Metrobank notes that approval usually takes around 7 to 15 banking days once you’ve submitted all the required documents. Just keep that window flexible, since it may vary depending on brand and application.
BDO vs BPI vs Metrobank Home Loan for Self Employed Applicants: Comparison Table
How Do I Prove Income If I Don’t Have a Certificate of Employment?
This section directly answers the “home loan without ITR” and “proof of income self-employed” part. Here’s how you can approach proving income without a COE:
- Latest Income Tax Return (BIR Form 1701), ideally covering 2 consecutive years
- Audited financial statements if operating as a registered business
- DTI or SEC business registration

What If I Don’t Qualify at Any of the Three Banks Yet?
Not every applicant clears these thresholds right away. The issue’s usually one of three things – income, years in business, or documentation – and they each have different next steps.
If Your Income Falls Short
BPI and Metrobank both accept self-employed applicants starting at ₱30,000 to 40,000 gross monthly income, lower than BDO’s ₱50,000 floor. Applying to BPI or Metrobank first may be the more realistic path for now. Once income increases, you can scout elsewhere.
If Your Self-Employment History Is Under 3 Years
- Under 2 years: none of the three banks will currently qualify the applicant.
- 2 years but under 3 years: BDO and BPI are viable; Metrobank is not yet, given its 3-year requirement.
- 3 years or more: all three banks are open for consideration; subject to income and documentation.
If Documentation Is Incomplete
Remote workers without a filed ITR or consistent bank statements will not meet baseline requirements at BDO, BPI, or Metrobank.
